Perched between mountain and sea in the heart of Hout Bay, 1 on Royal began life as a simple beach cottage in the early 1990s.
Purchased by its current owners , the home has been thoughtfully transformed over more than two decades into the contemporary retreat it is today.
Extensive renovations reshaped the original cottage, followed by a major refurbishment beginning in 2019 and total refurbished in 2023.
The result is a home created specifically for its setting. Steel, glass and concrete bring a raw, contemporary character, while the east-west orientation and distinctive “upside-down” layout make the most of the surrounding views, natural light and coastal climate.
Living spaces were placed above, opening the home to mountain and sea, while the bedrooms remain more sheltered from Hout Bay’s strong winds.
More than simply a place to stay, 1 on Royal is a home shaped by its environment and designed for connection , whether sharing meals on the decks, gathering around the fire pit, working with an inspiring view, or simply slowing down and enjoying the rhythm of Hout Bay.

"This place was waaayy more than I imagined! The pictures does this no justice. We traveled here with our three kids and my mother. When we walked in, my kids could not believe we were staying in such a beautiful place. When we walked in, we were greeted by Ellen who gave us step by step key instructions on the house and all of its cool gadgets. They have everything you could ever need while away from home and if it wasn’t there, they provide it. We felt secure and safe the entire stay. The host were super responsive to all of our needs. There were a lot of walkable places to eat and we also stopped at the nearby grocery store to buy a few things. The view of the mountains and nearby beach were astonishing! This area was so right in the middle of anything we needed. We also were able to take a jog on the nearby trails and mountain. Next time we travel to Cape Town, we hope this location is open. We recommend it for a family trip or a friends trip. 10/10"

Your home is extraordinary. From the moment one enters, it is impossible not to feel the intention behind every choice, each detail thoughtfully curated right down to the art. I have honestly never experienced a home that functions with such quiet ease and confidence. It simply works, effortlessly.
What struck me immediately was the spatial intelligence of the layout, particularly the thoughtful separation of the restroom from the living and kitchen areas. This is one of my greatest design sensitivities, and seeing it resolved so beautifully brought me genuine joy. It reminded me that there are others who think deeply about how space is lived in, not just how it looks.
The showers were another revelation. Having stayed in countless homes and hotels across Africa, I can say without hesitation that I have never experienced water flow so consistent, clean, and refined, luxurious without trying too hard.
The outdoor spaces are equally compelling. Each seating area feels intentional, offering its own mood and rhythm. One can truly find a favourite corner at any moment, surrounded by art that adds soul and narrative to the walls.
Each bedroom is curated with care, premium in aesthetic yet restrained. Minimalism plays a vital role throughout the home, allowing luxury to exist quietly and confidently. As an art collector, I deeply appreciated the pieces you selected. Each one feels singular, yet perfectly in conversation with the space it inhabits.
The sculptural dining table feels like the heart of the home, grounded, organic, and naturally connected to everything around it. And the kitchen, what a masterclass in design. From the cabinetry to the flow, every element feels resolved. The extended kitchen area, where the sink, refrigerator, and coffee and tea appliances live apart from the main cooking space, was a particular highlight. The layout, the cabinetry, the functionality, it all comes together seamlessly.
I truly loved staying in your home, Angela. It is a space filled with intention, beauty, and care. There is so much more I could say, so please don’t be surprised if, when the time comes for me to build my own home in Cape Town, I come seeking your wisdom.
